What type of projects do you do?

From early-stage feasibility to full construction documentation and post-occupancy review, we tailor our services to your budget, site, and lifestyle goals. We provide design services for projects up to 3 stories. We manage development projects of all sizes and have experience overseeing $1B+ of multifamily development projects in CA while working professionally with Lennar and Greystar.

How do you handle design permits and approvals?

Our team manages the full permit workflow: comprehensive code/zoning analysis, agency submittals, responding to review comments, and achieving final sign-off. Because of our development consulting background, we understand how permitting fits into schedule and budget risk. We have an established track record of obtaining approvals in California’s most difficult permitting environments and will work to make your dream a reality as quickly and efficiently as possible.

Do you work on ADUs or secondary units?

Yes, we do. We apply the same design + development rigor to ADUs as we do to primary homes—feasibility review (lot size, parking, utilities), massing/layout optimization, and full documentation + permitting. We also create renderings to help clients and municipalities visualize the build in context.

Are renovations and additions in your scope?

Yes—whether it’s a historic home, a mid-century remodel, or a modern addition, we approach as sensitively as we do new homes. We evaluate existing structural conditions, integrate new systems, ensure code compliance, and present renderings so you can preview how old meets new.
